Now Is The Time To Sell Your Home!

Yes, you read it right! If you are considering selling your home in the next year and are waiting until spring to put it on the market you are missing a great opportunity. There are several reasons why your home should be on the market now.

The Extended Home Buyers Tax Credit 2009/2010 is reason #1. First time buyers continue to receive a credit of up to $8,000(if qualified) and now repeat buyers(already homeowners) receive a credit up to $6,500(if qualified). This credit is only available for home buyers that purchase between now and April 30, 2010. This not only keeps first time buyers in the market, now current owners that need to buy a larger home, smaller home, change locations will have an incentive to do that.

The holidays are right around the corner. This is a perfect time for your home to be on the market. Reason #2.  A lot of sellers will take their homes off the market during this time because they do not want to be bothered with people coming through their homes(and their agents let them). The homes on the market during the holidays have less competition. The buyers that are looking during the holidays are serious buyers, not just looky-loos. Your home is all dressed up for the holidays, why not show if off to buyers! You can see in the graph below that pending sales did not drop in December 2008.
Reason #3, interest rates are still under 5% for a 30-year fixed. This is continuing to give buyers a higher purchasing price than if the interest rates were higher. I don't have a crystal ball, but if interest rates go up, that may slow buyers down.
