Selling your home doesn’t just mean sticking a sign in the front yard and putting it on the MLS.
The object of marketing is to make sure as many potential buyers see your home as possible. AND to present the home in the best light possible to insure you receive the most money you can on your home. You also want your home to sell quickly so that you have as little amount of disruption to your family and life as possible.
To be successful at marketing your home I use several different types of professionals. Stagers are a must to show off your home’s best features. My photographer knows how to use lighting, position of camera, even the time of day to show off your home. I always put at least 15 to 25 pictures on online marketing sites for buyers to get a real sense of your home and for them to want to see it in person.
In this day buyers are coming from all different types of sources, online, other agents, neighbors, open houses and more. The key is to stay on top of all the ways buyers are searching for homes and make sure your home is easy to find. That means your home has to be listed in dozens of online sites to reach the first set of buyers. Your home also has to have a sign with brochures (that include a quick link to online information/photos) for those people who might be driving by. Open houses are a must. So many buyers don’t have agents and go to open houses to look at homes they see online. If they don’t see it at an open house, it might be the perfect home for them, but they won’t see it because they don’t have an agent to show it to them.
