Folsom’s Real Estate Trends for October

Here in Folsom the number of homes for sale continue to decline. There were only 128 equity(regular, not reo or short) homes for sale in October. Seventy-three of those were new listings! Folsom is down 36.9% from this time last year in the amount of homes for sale. The good news is that pending sales are up 74.4% and solds up 5.7% from last year this time.

There were a total of 201 homes for sale in Folsom, 27 bank-owned and 46 short-sales, and 128 regular sales.

For regular home sales the price per square foot is at $184, down 10% from this time last year.

Median price of a home here in Folsom (regular sale) was $392,000. Up just .5% from this time last year.

Average days on market for a regular sale for October is 51 days. And sold price to original list price for October is 96%, up 6.7% from this time last year(meaning sellers are getting more realistic at what their house is worth).

The absorption rate for Folsom's regular sales is 28.9%, meaning that 28.9% of the homes for sale were sold.
