January’s home inventory in Folsom continues to move down with 23 homes for sale (down 57.4% from the same time last year). That means we are churning through new listings. January had 63 new listings, with 65 listings going pending in the month.
January had .4 months of inventory here in Folsom. We have now gone 7 months with less than a month of inventory.
In January there were 31 homes that went pending/sold in Folsom priced between $550,000 and $650,000. Out of those 31 homes, 23 homes had multiple offers for a total of 138 offers for 23 homes! That is an average of 6 offers per home. The lowest amount of offers for a home was 2, and the most for one home was 13. That means that there are at least 160 buyers that want to buy a home in this price range.
