Folsom Foreclosures for January
Folsom foreclosure activity is still strong. January saw 47 Notice of Defaults(NOD) filed and 38 Notice of Auction(NOT) filed. Last year same time we had 55 NOD’s and 23 NOT’s.
If you look at the chart below you can see the outcome of the NOT(auction). When it says “sold to bank” that means that the bank took it back(foreclosed). Sold to third means someone went to the courthouse steps and bought the property. Canceled means that the bank canceled the sale, possibly working out loan modification with the sellers, or perhaps it is in a short sale and the bank is giving time for the short sale to be completed. What is interesting in this graph is that there are more cancellations, perhaps owing to more banks trying to work out something with the owner of the property.
Folsom’s foreclosures based on loan balance shows that the largest amount of foreclosures are in the $300,000 to $400, 000 range.
Here are the estimated values of the Folsom foreclosures for January 2010. Note how the values of the homes being sold are in the range of $400,000 range, but average loans (above) are between $500,000 and $600,000.
Santa Visits Folsom Neighborhoods
If you could not already tell, I love living here in Folsom. It is a great place to raise a family. One of the quaint events that go on each year is the Santa's Sleigh Project.
The Folsom Police Department sponsors Santa's Sleigh program. Every
Christmas season, Santa, Mrs. Claus and their helpers visit
neighborhoods to hand out candy canes and collect non-perishable food
and toys for the Christmas Basket Program sponsored by the Folsom
Police and Twin Lakes Food Bank. All donations benefit local families
in need. This is a great project and so fun to see!
This year Santa and Mrs. Claus will be cruising the Folsom neighborhoods on December 10, 11, 12, 13, 14 and 15. Rain dates are December 16-18.

You will know when Santa's sleigh is getting close, because you will
hear a lot of sirens from the fire trucks and the police. Dress
warmly, grab some items to donate and say hi to Santa!
Historic Folsom Fall Fest Celebration
Historic Folsom (Sutter Street) will be holding a Fall Fest Celebration on October 31, from 10am to 4pm. There will be costume contest, scarecrow contest, soup cookoff, coloring contest and more. For more information check out Folsom Fall Fest.
Historic Folsom Fall Fest – Night of 1000 Pumpkins
Historic Folsom (Sutter Street) will be having a Night of 1000 Pumpkins on October 30. There will be a pumpkin carving contest, with different age groups and categories. Age groups are 12 and under, teen, adult, and business. Categories are scariest, funniest, originality, and complexity.
Drop off is from 4-6 in front of Snooks Candies. Judging will be at 6:30pm. At 7pm there will be a pumpkin lighters parade. There will also be a pumpkin carving station in front of Snooks from 12-6 for those who wish to purchase a pumpkin and carve it on site.
